Lacey Gateway is a 1,000-acre master planned community. When complete, the project will feature an urban center in which surrounding residents will be able to access two million square feet of destination hybrid lifestyle shopping, 7,000 new residential units, a million square feet of office space, a 25,000 square foot conference center, community library and a 90,000 square foot performing arts center. -Business Examiner Daily (7.16.07) |
The project is currently underway and has begun clearing and building in the commercial area of their plans. |
Residential Development
Bremerton WA |
Wetland, waters, priority habitat, and priority species determinations on 17 Category II and III wetlands and 3 Type F and N streams on a 203 acre Site. This land is proposed for development into a high intensity residential development with approximately 600 single family dwellings. |
This project has met SEPA requirements and has been approved for development. |
Residential Development
Bonney Lake WA |
Wetland, waters, priority habitat, priority species determinations and performance monitoring for a Category II wetland on a 20-acre, 30-unit housing development in Bonney Lake. In July 2000 a 1,555 square foot wetland was designed and created by EnCo to off-set a loss of wetland that occurred during construction of the access road that lead to the development. |
The violation has been lifted and the project is completed. |
Residential Development
Olympia WA |
Wetland, waters, priority habitat, and priority species determinations identified a Category II wetland, two Type F streams, and a few priority habitats (i.e.: waterfowl, fish, and special wetland) on a 60 acre site. A wetland buffer modification plan was prepared. |
To make the project feasible, the buffer modification plan is currently under review. |

Tumwater WA |
Wetland, waters, priority habitat, and priority species determinations for two identified Category II wetlands on a 40 acre site. This land is proposed for development into a high density residential development with about 4 to 5 units per acre. A wetland buffer modification plan was prepared. |
To make the project feasible, a buffer modification plan was approved enabling the development to proceed as planned. |

Wetland, priority habitat, and priority species determination for one identified Category III wetland on a 3.6 acre site. This land is proposed for development into a commercial office building. |

| Residential Development Edgewood WA |
Wetland, waters, priority habitat and priority species determination for two parcels totaling 9.16 acres near a mapped National Wetlands Inventory wetland. The site slopes towards the off-Site wetland. |
Jurisdictional wetlands were not found on this property and about 1,500 square feet of the buffer from the off-site NWI wetland encroaches onto the northwest corner of the Site. |

A wetlands, waters, priority habitat and priority species determination for a 97.5 acre Site containing eight Category II-IV wetlands. This site is proposed for a high intensity residential subdivision. |
Three wetlands are not buffer regulated due to meeting the criteria for small size wetlands and the other wetlands will be protected with buffers. |

A wetlands, waters, priority habitat and priority species determination for a site that consisted of 654 acres containing 16 Category II-IV wetlands and 6 Type 5 streams. This site includes 18 parcels and is intended to be developed into 98 residential lots (low intensity). |
Project complete and awaiting for SEPA approval. |
| Former Dairy Farm Chehalis |
The proposed future land use for the Site would be to survey, design, and construct two warehouses with appurtenant driveways, parking lots, landscaping, stormwater facilities, utilities, and open spaces. One jurisdictional Category III wetland is located on the Site as well as a jurisdictional F-Type stream (fish bearing). The fish bearing stream is a priority habitat and the priority species residing in the stream are Coho salmon and resident cutthroat trout. |
This Site is undergoing final SEPA review. |
| Rare Plant Species Grand Mound |
The Site is proposed for future residential or commercial development. Based upon field work and research, the two rare plants of concern (White-top aster and small-flowered trillium) reported by WDNR were not identified on the Site at this time. |
This Site is being developed for residential use. |
