| Rendering Plant Seattle |
The subject property currently consists of land occupied by one building. The building contains a main office as well as a scrap meat byproducts and waste vegetable oil rendering and processing plant. The plant consists of a vehicle repair shop, garage, natural gas operated boiler room, rendering vats, conveyors, pressers, centrifuges, evaporators, augers, air scrubber, product storage tanks, covered loading dock, barrel storage, and two barrel cleaning lines. |
The future use for the property would be the same as the current with an addition of a three to four million gallon/year biodiesel manufacturing plant with liquid product storage. |

The land is currently vacant and undeveloped. The reported future land use for the site would be to develop the land into a 24 unit assisted living center. |

Sound Transit Puyallup/Sumner |
As a Team Leader for the Sumner and Puyallup Commuter Rail Stations, EnCo completed Environmental Site Assessments on 22 separate parcels of land. On-Site Recognized Environmental Conditions on several parcels included suspect subsurface petroleum hydrocarbon contamination beneath several of the properties from former gasoline and diesel fuel Underground Storage Tanks, a lead-acid battery and radiator repair shop, a commercial printing press, automobile repair with auto body and paint shop, and a City Public Works storage and repair yard. Sound Transit used the reports to make key decisions on property acquisition. |
The Commuter Rail Stations in Puyallup and Sumner have been constructed and are in full operation. |
Auto Repair Shop Puyallup |
This Site was occupied by a vehicle tune-up, transmission repair, and a muffler and brake repair shop. On-Site Recognized Environmental Concerns included oily sediments in the outdoor stormwater catch basins and petroleum hydrocarbon contamination from floor drains that flowed into an oil/water separator that was connected to a damaged septic tank with drainfield. The waste water and sludge in the septic tank were contaminated with gasoline, diesel, and oil and had to be replaced with a new septic system. |
The recognized environmental conditions were cleaned up and the property was sold to a muffler repair shop. |
Former Lumber Yard & Mill Olympia |
The property was formally occupied by a lumber mill and logging equipment repair shop. A fuel oil UST was found next to the office and a concrete footing to a diesel fuel pump dispenser was identified next to the former vehicle repair shop. |
A subsurface soil quality assessment was recommended prior to development into condominiums. |
| Car Dealership Puyallup |
This Site was occupied by one vacant automobile sales/service building with an asphalt covered parking lot. This Site historically was occupied by other automobile sales lots and a laundromat. |
Recognized environmental conditions include potential toxic chemical releases from the former laundromat. |
| Plumbing Supply & Distribution Pacific |
The Site is currently occupied by one warehouse/office building with a bituminous asphalt covered parking lot and two storage sheds. The reported future land use for this Site is to remain a wholesale plumbing supply company. The former Leaking Underground Storage Tank still contaminates the soil and water with petroleum products. There were possibly another leaking Aboveground Storage Tank. |
Recognized environmental conditions include contamination of soil and groundwater with petroleum hydrocarbons from a former gasoline leaking Underground Storage Tank system. |
| Metal Fabrication Shop Olympia |
This two parcel Site was occupied by a light industrial building. The neighboring business planned to expand using this property. |
Recognized environmental conditions were not identified on the Site. The Site was refinanced at a local bank. |
| Commercial Storage Centralia |
The Site is occupied by an active, 374 unit (7 buildings) self-storage facility with 19 recreational vehicle parking slots. One of the self-storage buildings contains a manager’s apartment. There was a suspected soil and groundwater petroleum hydrocarbon and solvent contamination from a former county diesel site contiguous to the Site. |
Recognized environmental conditions include buried 55-gallon drums and leaking underground storage tanks contiguous to the site. Further investigation was suggested. |
| Fish Processor Tacoma |
The Site is occupied by an active seafood processing and distribution facility providing secondary fish processing which includes filleting, alder smoking, and portioning. The processed food product is packaged, refrigerated, and frozen for shipment to commercial grocers and restaurants. A small retail fish store occupies the southeast portion of the warehouse. It was reported that the existing business will continue to operate at this location. Identified Recognized Environmental Conditions for this Site involved the oil stain below a diesel fuel Aboveground Storage Tank and the removal of two Underground Storage Tanks from the late 1980's. |
Recognized environmental conditions include surface staining of diesel fuel from a leaky diesel fuel above ground storage tank. |

The Site is occupied by an active 32-lane bowling alley with pro shop, offices, electric power and sprinkler rooms, game room, nursery, lounge, kitchen, and restaurant. It was reported that the existing business will continue to operate at this location with the possible addition of a card room. |
Recognized environmental conditions include pails of perchloroethylene used to maintain the bowling alley that were disposed of. The Site remains in use with a new "card room". |
| Active Gas Station Olympia |
The Site is occupied by an active gasoline service station and convenience store with an asphalt covered parking lot. It was reported that the existing gasoline service station and convenience store would remain on the property. Historically, the former service station occupant contaminated the groundwater and soil through leaking Underground Storage Tanks. |
Recognized environmental conditions include potential leaking underground storage tanks. |
| Car Dealership Puyallup |
The Site is currently being developed into a 29,500 square foot, slab on grade, two-story, automobile dealership (showroom, sales, and service) with a parking lot. Historically this Site was used for farming and used herbicides and pesticides. |
Recognized environmental conditions were not identified on the Site. The Site was developed into an existing new car dealership. |
